Matthew J. Krantz joined the firm in October of 2009 after serving as a law clerk in the Civil Division of the Superior Court in Mercer County. Mr. Krantz handles a variety of environmental, real estate, zoning/land use, business, and labor and employment issues and their related litigation. He assists clients in obtaining environmental and land use permits from the New Jersey Department of Environmental Protection, and other local, county and State agencies. He provides compliance assistance in connection with such approvals and guides those responsible for remediating contaminated sites through the site remediation process. He defends clients against administrative agency enforcement actions, and prosecutes appeals of permitting decisions and regulatory adoptions.
Mr. Krantz represents property owners and developers seeking to obtain local zoning and land use approvals. He works with engineers, planners and architects to prepare subdivision, site plan, variance and other development applications. He regularly communicates with municipal officials in furtherance of his clients’ goals. He has appeared before several zoning and planning boards, redevelopment agencies and municipal governing bodies.
Mr. Krantz maintains an extensive commercial and residential real estate practice. He has negotiated and prepared numerous real estate contracts as well as easements, deed restrictions, licenses, assignments, deeds and all other documents necessary for closing. He regularly review title reports, surveys, and Phase I/II Environmental Site Assessments, and utilizes his extensive knowledge of environmental and zoning/land use law to advise buyers and sellers during due diligence. He assists buyers in securing financing for their purchase, including the preparation and review of loan documents and the preparation of attorney opinion letters. He represents landlords in the preparation of commercial and residential leases and has also prepared leases for solar energy facilities, cell towers, manufactured housing communities and vacation rentals. Mr. Krantz also assists landlords in prosecuting eviction actions and recovering unpaid rent.
Mr. Krantz represents clients in the formation, acquisition, sale and dissolution of their businesses. Mr. Krantz will also assist with labor and employment issues as they arise in the operation of a business, including responding to labor union grievances and requests for arbitration, and defending against claims under the Conscientious Employee Protection Act, New Jersey Law Against Discrimination, Workers’ Compensation Act, Immigration and Nationality Act and Occupational Safety and Health Act.
Mr. Krantz has represented clients in both the Law and Appellate Divisions of the Superior Court of New Jersey as well as before the Office of Administrative Law in litigation involving complex environmental and construction claims, landlord-tenant matters, contract disputes, fraud and a variety of other claims.
